Quick tricks of the trade to create a sellable home

Moving home is listed as one of the most stressful things in life. Organising finances, selling, finding your new home, packing, unpacking and finding new schools for the kids can make it time-consuming and costly. So, here we have put together some basic pointers of what you can do to get your home ready to sell and hopefully get as close as possible to your asking price, without stressing every time the estate agent calls to organise a viewing.

Entrance

This gives the all-important first impression. Paint the front door if it looks a bit shabby, wipe down outside windowsills and thresholds and give the windows a clean. If you have a front garden make sure the grass is mowed and any borders are weed-free. A hanging basket or a floor-standing planter always look good to potential buyers as they walk or drive up to your house. Hide wheelie bins around the side or in the garage! Inside, a hallway storage bench will be a place to hide away shoes ready for when viewers pop round.

Living room

The living room should be set out to show how the most popular pieces of living room furniture can be placed in it. A 3 seater sofa arranged around a rustic coffee table and a TV unit are essential in this room. A bookcase with doors can hide any living room clutter ready for viewings but there is no need to clear everything away – the house will benefit from a few personal pieces left on show to make it look homely and lived in. Light the open fire if it is a cooler night to give your room an instant cosy look and feel – a velvet armchair pulled up to the fire will make the buyer imagine themselves sitting there reading a book!

Kitchen

This is probably the most important room of the house to have ready for viewings. Floors, walls, worksurfaces and cabinets have to be clean. If your kitchen units are a little dated or too dark for the room you can consider painting or replacing cupboard doors. Touch-up dirty grout using a grout pen. Once you have the decor tidied-up you can look at decluttering worksurfaces and open shelving – don’t think that everything has to be hidden from sight, just minimise it giving an open and uncluttered feel to the space. If you have a breakfast table in your kitchen put a crisp table cloth on it and add some fresh cut flowers.

Dining room / area

The dining room should be clear and clutter-free ideally in a neutral colour with rustic furniture that is in good proportion with the space – a small round table at one end of the room will look a bit lost if the space is large, maybe consider an eye-catching reclaimed wood dining table instead? Arrange the dining table and chairs and add a wooden sideboard, again showing there is ample space for the most popular size, a 6 seater dining table, as well as storage. Have a clean runner on the table and a centrepiece on it, like some fresh cut flowers or greenery.

Bedrooms

The master bedroom should be a calm and inviting space with room for all the bedroom furniture essentials like a double or kingsize bed, bedside tables, a wooden wardrobe and a wooden chest of drawers. Let children’s bedrooms be children’s bedrooms, but tone them down and declutter them a little – just taking a few posters off the walls, adding a neutral throw and some cushions on the bed will transform the room.

Garage and garden

Now’s the time to clear out the garage, it’s going to have to be done when you move anyway, so do it before viewings start. Gardens of course should be cleared of toys, maybe get a storage shed to keep things in. Make sure the grass is mowed and flowerbeds are weed-free. If you have patio furniture and it is the right time of year, then put them out in the garden, again you are giving the potential buyer a small glimpse of happy days in the garden!

What buyers like to see in a bedroom

When potential buyers see the bedroom they are looking for calm, space and storage options. As it is a bedroom the bed should be the centrepiece.

First, pay some attention to the general state and style of the decor. If the room is a child’s room and decorated to their taste with posters and bold coloured walls then consider how the room would look with some of the posters taken down and a more gentle colour on the walls. This is more likely to appeal to the masses! Clear clutter away – there is possibly no end of stuff you can clear by packing it ready to be moved or donating to charities. Of course, you may still like to leave some items, it is a child’s room after all! Don’t forget to give the floor a quick assessment, does the carpet need a clean and freshen up? Or could you dress the room and make it look a little cosier with a new rug on the floor?

If the room is a double room then show how a wooden double bed fits in it. This will really help the buyer see the potential of the room rather than trying to visualise it during the few minutes they actually see the room. If it is a little on the small side add a slim bedside table to show there is still room for the essentials. The other option is to use a dressing table with drawers to double as a bedside unit as well as a desk or dressing table. Of course, if it is a single room then put a single bed in it, rather than trying to fit in a double. Reclaimed wood furniture is perfect for styling a bedroom. Its natural features warm the room and blend with whatever interior scheme you have.

Don’t overfill the room, this is quite an important note – don’t try to show how much storage is possible by overfilling with furniture leaving the room feeling claustrophobic. A wooden blanket box looks good at the end of the bed – plenty of storage, while still being low level and making the room appear as an uninterrupted space.

When it comes to finishing touches then you can go to town a little. As we are making sure the bed is the centerpiece you can dress it with an extra throw, some cushions, and a lamp placed on a bedside table or bedroom chest of drawers. If the room does not have a mirror then you may want to hang one over a dressing table, place a houseplant on a small chest of drawers or some flowers in a vase. Patterned curtains may again distract the house viewers attention – if possible switch these for some blinds or plain curtains which you can coordinate with the bed.

It’s time to get your home spring ready

Finally, what feels like the longest winter ever is just about over! Although we are not completely out of the woods yet it’s getting to that time when we can tentatively start thinking about spring. Outside the spring flowers are starting to show signs of life so let’s bring a bit of spring feeling into the home!

The obvious place to start is to get some spring flowers into your home whether it be daffodils, tulips or hyacinths they will all brighten the room up and lift your mood when you see them. Place flowers on a small sideboard in the living room or as a spring centrepiece on a reclaimed wood dining table, just have them somewhere where they get seen a lot!

This is also a good time to clear up and clean around the fireplace. You can probably put away some of the cosy candles and other winter warmers and replace with vases of bright flowers or dried grasses and fresh scented diffusers.

Clean the windows to let every bit of extra light and sunshine in. Wipe down shutters and wash curtains and nets to freshen them up and remove any dust that may have built up over the winter months. You could also get some new brighter cushions or throws for the sofa and take the opportunity to introduce a new colour into the living room.

In the kitchen, wipe down the cupboard doors and clean inside the cupboards. Take stock of what you have got in them and reorganise so you can find what you want more easily. We all have a near empty jar of pickles or chutneys sitting in our cupboards that’s past their best – clean and wash out the glass jars and reuse as small vases for flowers, tealight holders or even have a go at making your own jams and produce.

If you have a breakfast table in the kitchen you can get some new table linen and napkins to freshen the place up or look at getting some new kitchen chairs for a modern new look around the wooden table.

The bedrooms are also a great place to have an after-winter sort out! Put away some of those big winter woollies, make a space on an upper shelf of a double wardrobe to get them out of the way so you can get lighter jumpers in a more accessible place. Sort through your winter bedding and put heavy throws, blankets and quilts in a wooden blanket box at the foot of your bed. Not only does a blanket box provide plenty of handy storage but if you do need to grab an extra layer on a cooler spring night it is easy to get to. Lots of stressors and changes in routines are playing havoc with our sleep patterns. Here we have put together a few practical things that you can do to help create the perfect bedroom sanctuary…..to help your drift off into an easy sleep.

Get the right size bed

A king size wooden bed frame is the most popular size bed in the UK – this will fit in most bedrooms and allow you some room for a small bedside table either side of the bed as well as other bedroom furniture. But, what about the headboard? If you like to wind down by propping up and reading then you might be more comfortable with a custom height headboard. Invest in a good mattress

You might have the perfect reclaimed wood bed frame – but this is only the half of it. A good mattress is a must-have – especially if you’re experiencing back pain in the morning, you’re not sleeping well or if you get better rest in other places like a chair or sofa. Do some online research to see what might suit you. A mattress should be replaced around every 10 years so it’s definitely worth getting a good one.

Keep tech out of sight

It really is a good idea to keep phones and tablets off the bedside table. If you can’t sleep then it is way too tempting to start scrolling or keep checking the time on your phone. Unfortunately, this will do quite the opposite to getting you off to sleep. If you have a large chest of drawers a bit further away from your bed put your phone on there to charge.

More decluttering

A restful environment should be clear of clutter – make sure you have the right storage solutions in your bedroom. A small dressing table is perfect for keeping cosmetics and toiletries in, a chest of drawers for foldaway garments and a wooden wardrobe to hang clothes. Get the temperature right

The ideal temperature for sleep is 15 to 22 degrees Celsius but this does vary from person to person. If your partner likes a cooler bedroom then keep an extra throw in a wooden blanket box at the foot of your bed for those cooler nights.

Quick fixes to get a cosy farmhouse bedroom

We have been looking at how to master modern farmhouse styling over the last couple of blogs – here we have a look at quick changes you can do to give your bedroom a lovely cosy modern farmhouse makeover.

Feature walls

Wood wall panelling is a quick way to get a farmhouse feel into the bedroom – you can go half wall or full wall, paint in a fresh light colour like light grey, beige or off white as these are very versatile when it comes to your overall colour scheme. Exposed brick walls and beams should also be championed, wonderful features that will give an immediate farmhouse feel. If you want to keep the decor clean and crisp then paint the walls pure white and let the rustic furniture in your room be the focal point.

Farmhouse furniture

Introduce reclaimed wood furniture, yes, it will blend with new, more modern, pieces to get the ‘old meets new’ farmhouse look. Wall tapestry or wall hangings are another great way to add some texture and warmth into your room. If you have a spindle chair or wooden dining chairs, bring them in from the dining room, add a faux fur throw or cushions and you have an instant modern farmhouse wooden bedside table.

Upcycling

This is the perfect way to give your bedroom the look! Do you have an old mirror with a less than perfect frame? An old chest of drawers or an odd small bedside table? Get a modern farmhouse look with reclaimed wood

The modern farmhouse look combines the traditional farmhouse with Scandi influenced minimalism. An eclectic blend of old and new. This look should ooze sophistication and style – with no need for loads of vintage-style bits ‘n’ bobs to clutter up your home. The colours should be light and airy opposed to the more traditional dark farmhouse look. For this, you need to contrast the old and the new, leaning towards crisp and clear rather than busy and kitsch.

Have a go at upcycling old furniture!

Wouldn’t it be lovely to switch all your old furniture with lovely “new” reclaimed wood furniture! But it would be such a waste to just dump everything to make way for this so here we look at something that is really on-trend right now – upcycling. The possibilities for upcycling are as vast as your imagination. You can start off with one idea but as you get working go somewhere completely different.

Upcycling is a great way to introduce a bit of individuality into your home. You can upcycle your old rustic furniture, scour second-hand shops, car boot sales and internet advertisements to find pieces you want to work with – making it cost-effective as well as sustainable. Keep an eye out for old pallets that can be transformed into an outdoor sofa or into unique furniture for your home, you can make pieces to exact sizes that will fit into a corner or a small space.

Getting started with upcycling

If you have never upcycled anything before then start with a simple, not too large piece, something like a ladder shelf unit (great to hang pot plants on), a small wooden wardrobe or a wood bookcase.

– Invest in some good quality brushes and the right paints for the job, you can get advice on this from your local hardware store – no one wants bits of bristle incorporated into the design.

– Plan what you want to do with the furniture piece you have but keep an open mind.

– Preparation is the key to success – cleaning (and sanding) are vital to a perfect finish.

– Remember to take door and drawer handles off before painting, you might want to replace old ones with something new.

– Add a good layer of varnish or wax at the end to protect and seal all your hard work.

Once you have mastered the basics you can move on to more complex items and decorate with more intricate designs. An old wooden crate can be transformed into a rustic coffee table, an industrial side table or rustic TV stand – and take pride of place in your living room, add a large chest of drawers for storage and you have all the furniture you need in your living room. The beauty is you can do exactly the style, colour and finish you want so it will suit your room perfectly!

Tired old wooden blanket boxes can be given a new lease of life by transforming them into kids storage boxes for the playroom by using fun colours and stencils. Smash up old tiles to create a mosaic on an old tabletop. The internet is full of wonderful ideas and tutorials!

More happy home New Year Resolutions: Part Two

Following on from our last blog, here’s part two of our easy New Year happy home resolutions to get 2024 off to the most positive start possible.

Number 6 – Reorganise & de-clutter

Decluttering is a great way to make your home a more serene place. Go through your kitchen cupboards and have a good sort out! Just adding a small sideboard in your kitchen or dining room will give you so much extra storage space. If you haven’t worn some of your winter woolies by now then think if you will ever wear them again. If there are some you are unsure about then pop them away in storage, if you don’t miss them by spring you can probably donate or recycle some. Buying new bedroom furniture is a great incentive to declutter your bedroom, a wooden wardrobe with drawers is ideal with plenty of storage options.

Number 7 – Cook one new thing a week

Cooking, especially weeknights, can get a bit repetitive! This can be something the whole family is involved in, not with just helping to cook but also let the kids help by making suggestions. Even if the kids just want pizza, they will still enjoy making one from scratch, maybe try out some new toppings, and then all sit around your rustic dining table to enjoy your efforts!

Number 8 – Cut down on alcohol
